Madison Group, a leading real estate development company based in Toronto, has revealed their plans for The Capitol Residencies, an iconic new building that is going to be a tribute to the famed Toronto landmark, The Capitol Theater.
Madison Group has partnered up with Westdale Properties for this project. Westdale Properties has owned, managed and developed real estate for over 60 years across Canada. This venture is going to be helmed by the award-winning team at Hariri Pontarini Architects & Turner Fleischer Architects.
The famed Capitol Theater will be transformed into a 14-storey residency, while the original marquee and façade will be preserved. Studio Munge is in charge of designing the interior. This new look and stage are determined to welcome a new era of inspiration to the Midtown Village of Toronto.
According to the President of the High Rise at Madison Group, John Zagdanski, the mid-rise project will capture the nostalgia of the past years whilst adding a modern twist to the original style. Madison Group is certain that the Capitol Residencies will bring joy and liveliness to the Toronto residents, just like The Capitol Theater.
The Capitol Residencies
The Capitol residencies, located at Yonge and Castlefield, will feature 47 suites ranging from 535-2,165 sq. ft. This project will pay homage to the theater’s opulent history, from its debut in 1914 to its last curtain call in 1998. The theater was home to spectacular screenings and shows of Annabella, Wings of the Morning and Jane Eyre. With considerate amenities such as a speakeasy-inspired golf simulator and parlor as well as a social club for residents, Madison Group is set to create a grand residence that is reminiscent of decadent night fervor. It will usher in a new era of memorable nights.
The latest developments and architectural additions show off the beautiful city views from the residences. The apartments feature 10 feet ceilings, emphasizing that there will be more than enough space whether it is a suite or a penthouse.
The architecture of The Capitol Residencies
Hariri Pontarini Architects & Turner Fleischer Architects have meticulously designed this timeless piece of architecture. Its eloquent and refined look comes from the palette that ties the building both to the modern-day Toronto and the original Capitol Theater’s charms and lavishness which was previously designed by John MacNee Jeffrey.
The architectural design team settled for a warm-coloured, sand-cast brick and light-coloured smooth stone finish for the main exterior body of the building. This look seamlessly blends the old and the new.
The East Side is adorned with tiered levels. They seek to bring a refreshing landscape to the terraces. The need for green spaces has been mindfully kept in consideration. The bustling neighbourhood needs greenery to liven it up amidst the tall brick and metal structures. So, the West side of the property will add a new green space to the city of Toronto. It will convert a parking lot into a 3,700 square meter park ensuring that the residents have ample space to play and relax and engage in outdoor activities.
The latest releases from the Madison Group show the interior finishes. Previously, the residency had interiors through a rendering of the porte cochère, a lavish golf-stimulating room, an enticing amenity terrace and the social club that will be adorned with a double-sided fireplace; serving as the centerpiece of the room. The amenities reflect the grandness of the life inside The Capitol Residencies, which is inspired by the theater itself.
Additional amenities at The Capitol will include a gym equipped with private workout areas, a pet spa, a residential guest suite, a lobby with 24/7 concierge service and automated parcel storage, a dining area, and an extensive outdoor lounge. There will also be an intimate greenhouse and private sitting area called The Capitol Gardens.

The interior finishes include natural countertops and matching backsplashes crafted by the designers at Studio Munge. The finishes will be topped off with Sub-Zero and Wolf appliances and brass fixtures.
Studio Munge has created an experience that is reminiscent of the theatre and film of the early 1920s. The original façade and Art Deco marquee are complemented by an elaborate lobby for authorized residents, run by Capital Concierge.
Decorated with whimsical custom fixtures and plush furnishings, it serves as a perfect preview for guests who are about to visit their homes upstairs. The project is also said to be benefiting the local community with the green space. The existing parking lot on the west side of the site will be converted into a new 3,700 m2 park for residents to socialize and share with the neighbouring community
This 14-storied residential building is a unique and novel boutique project for midtown Toronto, as claimed by Zagdanski. It is set to exceed all the expectations with its star power and the beautiful sun-bathed landscaped terraces.
